I have not seen the property yet (the agent is to call me when there is a showing scheduled).

I viewed the house last week. This house has a lot going for it - a large home with a great layout (3 beds, 1 bath upstairs, kitchen/living/dining/bath on main floor), garage parking, vacant, room for expansion (via garage space) and a beautiful edwardian facade. Both levels have very high ceilings. The new owners would need to totally remodel the kitchen and downstairs bathroom and would also probably want to replace the pergo floors in the upstairs bedrooms with some choice of natural wood (yikes). Due to the small lot size, there is not a backyard, but a small, sweet garden. The property is zoned RH-3 and there is a separate entrance to the garage.

The neighborhood is for those that want to live In The Mission. Access to dining and transportation really can't be beat from this location but for some it might be "too urban". This is probably the nicest SFR currently on the market In The Mission. I think it will sell for slightly over asking.

Potrero Del Sol Park/La Raza Skatepark


The Potrero Del Sol/La Raza Skatepark opened on July 1 In The Mission on 25th and Utah (or Potrero on the other side). This skatepark is no joke. I attended opening day and was in awe of both the skatepark itself and the talented skateboarders "shredding it".
Wow - Pretty impressed that San Francisco made this happen.

CABINETS!!!

2931 20th, 1,766 square feet, 3 bedrooms and 2.5 baths, listed at 1,495,000. This is the third time the property has been on the market in about 3 years. The property does not have a garage, but does have 2 parking spots. The property also has a nice front yard. I viewed the house a few years ago and although it is over 1,700 square feet, it felt small. I will be viewing it soon to comment on the latest remodel.

$1.5 million and no kitchen cabinets. Very odd.
